Finding the right property for a retail tenant is of the utmost importance.  Does the property have the right visibility to the street?  Are the area demographics suitable for the Tenant's proposed use?  Are the traffic counts at an acceptable level?  Are the rental rates competitive versus other similar properties?  Will the Landlord provide a tenant improvement allowance or other incentives?
